Tri-plex monitoring

I currently own a tri-plex property and all 3 units are on the same gas meter. Because of this I cannot accurately calculate each units gas usage/heat consumption which means I cannot charge them for their specific gas usage. If I were to install an Ecobee thermostat in each unit would I be able to track the useage and charge the tenants accordingly? I appreciate the any insight that anyone can give me!

Yes, you would be able to track the usage in that you can track when the ecobee thinks it’s running. This could break down if the ecobee fails or if consumption is not roughly constant per unit of runtime. But generally, yes.

You can do this two ways:

  1. Purchase the thermostats, register them in your name, and share access to your tenants. You retain control, access in beestat, and the tenants simply set the temperature.
  2. Purchase the thermostats and have your tenants register them in their name. Then they will have to share them with you. They are in more control and you just have access to the data in beestat.

Caveat - The thermostats must be online to internet 24/7. The thermostat run time and data is maintained on the cloud by Ecobee. When they’re offline, that specific data is not buffered.

Personal thought, split the gas bill.
